Kerala Theeram operates as an online real estate listing platform connecting property owners, agents, and builders with potential buyers and tenants in Kerala. By using this platform you agree to these terms. If you disagree, please discontinue use immediately.

1. Listing Responsibility

All property listings are posted by registered users. Kerala Theeram does not verify the accuracy, legality, or ownership of any listing. We act solely as an intermediary platform.

2. User Accounts

You must register with a valid email or Google account. You are responsible for maintaining the confidentiality of your account credentials and all activity under your account.

3. Prohibited Content

You must not post false, misleading, or fraudulent listings. Listings must be for real properties located in India. Duplicate listings, spam, or listings intended to deceive are strictly prohibited and will be removed.

4. Intellectual Property

Images and content you upload remain your property. By uploading, you grant Kerala Theeram a non-exclusive licence to display them on the platform.

5. Premium Plans

Paid premium listings are subject to the Refund Policy. Kerala Theeram reserves the right to modify plan features with reasonable notice.

6. No Agency Relationship

Kerala Theeram is not a real estate agent, broker, or legal advisor. We do not represent buyers, sellers, owners, or tenants in any transaction.

7. Limitation of Liability

Kerala Theeram shall not be liable for any loss, damage, or dispute arising from transactions between users. Users transact entirely at their own risk.

8. Termination

We reserve the right to suspend or remove accounts or listings that violate these terms without prior notice.

9. Governing Law

These terms are governed by the laws of India. Any disputes shall be subject to the exclusive jurisdiction of courts in Kerala.

10. Updates

We may update these terms at any time. Continued use of the platform constitutes acceptance of the revised terms.

At Kerala Theeram, we are committed to being transparent about our refund terms. Please read this policy carefully before making any payment on our platform.

1. Free Listings

Basic listings are free of charge. No payment, no refund applicable.

2. Premium Listings

Premium listing fees are non-refundable once the listing has been activated and made live on the platform.

3. Exceptions — Full Refund Will Be Issued If:

• The listing was not activated within 48 hours of payment due to a technical error on our part.
• A duplicate charge was made due to a payment processing error.

4. How to Request a Refund

Refund requests must be submitted within 7 days of payment to no1keralatheeram@gmail.com with your payment reference and listing ID.

5. Processing Time

Approved refunds will be credited to the original payment method within 7–10 working days.

6. Plan Upgrades

Payments made for plan upgrades are non-refundable once the upgraded features are activated.

• Your contact details (phone number) are shown to other users only when you list a property and choose to display them.
• We use Firebase (Google) for authentication, database, and hosting. Data is processed in accordance with Google's Privacy Policy.

4. Cookies & Analytics

We use cookies and similar technologies for session management and basic analytics. You can disable cookies in your browser settings, though some features may not function correctly.

5. Data Retention

• Account data is retained as long as your account is active.
• Deleted listings are removed from public view immediately but may remain in backups for up to 30 days.
• You may request deletion of your account and data at any time.

• Deletion: Request deletion of your account and associated data.
